I am using it today but want to gather opinions along the way supported by todays experiences.

When I BUY at 75% of the ARV then I am using the maximum amount possible.  

I am using $950/unit for the total of reserves, R&M and some cushion for this particular property...slice that total however you prefer.  

I am able to get into the Pro forum on my laptop, but when I am using the app on my iPad it still tells me I need to be plus or Pro to view the Pro forum.

I recognize the challenges with STR in the city but would love to learn more about the viability of a MTR, especially if I am using the property during the most desirable season.   

I am using it as a wild savings account that I will pull from from time to time to buy more real estate, though I won’t completely liquidate all my crypto, ever.

However, I am not overly concerned as I am using this time until we get our green cards (at which point we can then get any job or create any additional income freely) to learn more about the real estate environment in the US and specifically within the San Angelo area.
