Short Term Rentals in Tucson AZ

Hi guys, does anyone have experience in running short term rentals in Tucson. I have a small apartment building where I have tried it, but have not had much success. February, gem show season, is mostly occupied, but other months have low to no occupancy. I am using a short term management company that seems to keep pricing on the high side. I wanted to know if anyone else has had success in Tucson. Mine are 2br/1ba. All thoughts are welcomed.
