It seems to me like having 5 to 10 smaller deals in several different towns would be more opportunity than 2 or 3 golden flips in one year in a town like Fayetteville, Little Rock, or Jonesboro where there is tons of competition.

I would say make sure you have an account set up for the little repairs that come along the way, as well as keeping track of when the big ticket items were installed/replaced (water heater, roof, etc.) to know when you should expect to replace them or work on them.Otherwise if the tenants are good and paying on time it sounds like you are golden.
