We all know there is a lot to know in real estate and it can get very overwhelming, but the key for you is to get laser like focus on one thing.

If that logic is true, then I guess that means that if the tenant has any other crazy thing in the home, I'm liable if one of their buddies injures themselves on that too.I'm not saying that isn't possible, but I am questioning how our legal system allows that kind of silliness to go on.A landlord should not be liable for any toy some tenant's friend hurts themselves on.

My truck has converted from a toy to a tool and it has many more years left in it before it will need replaced.

Plumber made 2 calls(which i paid for)snaked out drained for day then stopped up again. called the third time and I went over and took the drain and trap apart before I called plumber; found a toy car in the trap the plumber apparently missed.

Quicken is a toy by comparison and I don't recommend it.

From buying new vehicles, boats, toys and whatever other materialistic items you could think of. 

I will add, stay laser focused.  

Toying with the idea of partnering in the future, maybe.

Cash flow is what pays my bills and affords me my vacations and toys.
