She and the other females--who are on the lease-- are going to be on the hook for any damage caused no matter who causes it.  

I looked at an old video from last night and the Sheriff office had been to their house at 10:30 at night.I spoke to a neighbor across the street that stated the guy asked her for a ride today and that the male and female tenant had a large argument, then the female tenant left.This is in a Class B neighborhood and is a medium term-rental currently being rented out through Airbnb.

According to that tenant, the male shot and killed the female in the hallway of the duplex.

And they may not do any of those things but, once someone demonstrates to me that they are not reasonable and/or once someone makes a threat (direct or veiled) of any kind (and unreasonableness and threats often go together)...they are on the way out the door at my earliest convenience.It not only makes my life easier but it is in the best interest of my business to show them the door.

A little about me: Just turned 31, live in Los Angeles working as a Director of commercial property management for a large international private real estate group that owns, manages, and develops commercial and residential real estate. 

A few years ago I had a single female tenant and she had called to ask if we came in her house. 

How about signing a note devised to fund a Charitable Remainder Trust from a non-profit to build a low-mod housing development and having the seller provide 100% financing then, in addition, kicking in 50k to fund the non-profit, to pay expenses, the executive director (me)..........show of hands.....anyone?
