I had hopes of getting it somewhere down around $75 -- though that feels a little hopeful depending on scope and what I'm able to tackle in my spare time.

What I did was buy a SFH with a layout good for renting out two spare bedrooms (I'm single!).

We bought a SFH in 2017 in Colorado Springs (5% down), rented our spare bed on AirBnb in the summer and had a friend live with us in the winter.

Primary Bedroom can easily accommodate a queen bed and a home office, compact gym, or seating area and features dual closets.

I know that if I will spare time to find deals and then syndicate them, it ill be able to pull it offIm still looking for a stable income in the real estate field.

I would suggest a grader, road roller/compaction unit, a dozer (to extract wood/trees), and maybe a backhoe IF you need it.

Rent out spare bedrooms, put up some temporary housing structures in your back yard (if legal). 

We did it in 11 months, from lot compaction to occupancy permit.

The only way I would change my mind is if you live really close to the school, love learning, and just have a bunch of money and time to spare taking the two years worth of courses or however much time it would take.

Job wise we took a big hit in 2008 and never came back like the majority of the country and when the next recession hits we will not be spared...companies will look to save money and one way to do so will be to move to a state with lower taxes, lower wage costs, lower energy costs.
