While you are starting to to see a little up tick nationally after a long decline we have been going up for a while especially with petitions which have been up every month over the previous year for almost a year and a half (and not small jumps we are talking 30-100+% increases, with it being closer to 100 or more most of the time)Not sure what the income to price ratios look like but I can say with confidence that wages have not scaled remotely close to the way prices have gone up the last couple years.  

your the expert in this field how do you guys counsel folks on licensure.. or is your group only Principles buying for their own account.I have gone toe to toe with the state of Oregon division of corporate securities on this matter and they are pretty tough bunch...

What that translates to to you is a bunch of distressed neighborhoods with a very difficult tenant base.I've made millions investing in distressed housing, but I also see investors lose their shirt doing the same day in and day out.
