Free dashboard to manage your rental property

Dear BP members, I started my journey Oct 2021 and am about to close on my 3rd property next week. BP helped me start the journey and I have come a long way. 

In my journey I have learned a lot and here is what I wanted to share with you which I think has made my property management a breeze without paying a dollar for any service. Once set up it is very very easy to use:

I created a dashboard that shows all your KPIs in one placehelps with accounting and taxes (yes, I have gotten a lot better at data entry as it is extremely easy to visualize)

Dashboard

Platform: Dashboard is built on Google Data Studio and the data is fed from google sheet . The dashboard connects to google sheet - meaning whenever I add a new entry in google sheet, my dashboard automatically picks it up and updates that very second.

Features

1. Toggle between different properties to view property specific metrics and toggle with dates to view data for the specific date. By default the dates are set to the start date of the project


2. Rent tracker. I use this to track rents every month. I can also differentiate easily the rent of different properties. The Marsden st house has a tenant that pays bi-weekly.

3. Net Cashflow = Net operating income - mortgage payment 

4. Expense report helps understand what parts of the house was rehab money used for. Edmund st property was almost a full gut. 

5. Property summary helps me understand my cash inflow and cash outflow

6. Key KPIs - COC, Cap rate, etc are recorded by property and they update as new data is entered
