Is moisture coming up from underneath?

We prime the floors underneath so that it sticks well.

The soil might be weak or soft and the footings might have been poured without addressing that. 

As a wholesaler, am I supposed to perk test it myself, or do I include a clause in my contract that allows the buyer to conduct soil test and the deal is contingent upon results.  

A panel alone is above $1000, and does not include an entire rewire.That said, I have bought without an inspection...but lived in a place where there was no soil movement, no water damage, and instead we got stuck with termites. 

The carpet is filthy and probably 40+ years old but there is hardwood underneath. 

It is in the valley that the soil is the most fertile.  

I've seen people who have bought properties with net negative values due to soil and groundwater contamination.  

Ok, I poured another glass of water down the drain hole, with water not touching the floor of the shower itself.Got a leak almost instantly.I think this means that it's the drain pipe leaking underneath?

And there was a leak - they weren't closing the shower curtain well enough, and water was splashing on the floor and leaking down to the kitchen underneath.
