What are the Top Questions to Ask When Offering on a Multifamily?

I want to begin underwriting commercial properties and have a good prospect in a 8-unit. The only information I have is limited MLS and county information. I would like to ask the seller for some more information. What are the best questions to ask so I can create an accurate financial picture?

 @Ben Leybovich not everyone has the advantage of investing in their own backyard or be able to fly out to every property that seems interesting to them.  I think that it is a dis-service to those that are astute enough to know to ask the question, and ask this forum for help, and be to told "if you need to ask questions, you shouldn't be buying!"  This may have been said in jest, but not everyone can walk up to a property and get all of the answers from thin air.

The purpose of this site is to ask these questions and to hope for the answers.  Not everyone can take you out to lunch or go to your seminars.  Aren't we deviating from the purpose of PB.  I am sure that your events are well worth what ever you charge, but PB is free and we should help as we are able.
