So here’s a update .. that partner I was with ended up getting greedy and after I found a great deal and then negotiated it down even further .. meanwhile , he and I wrote up our contract between us which I signed but I never got his signature back before the property closed .. which I didn’t think to much about it because I trusted him .. but that was a mistake ..

The big mistake I made was telling my RE investors about the 93k appraisal.I am embarrassed by my error and now I lost credibility and feel terrible.I was just excited (newbie) and wanted to move faster then I should have.I am not trying to be greedy (only taking $5k or less if I have to), I am trying to be diligent in my reviews, and presenting the property sheet in a professional manner, and trying to build a solid reputation.

It would have to be a 1 in 20,000 property for me to have to consider going through something like that.I look for sellers trying to get a more reasonable yield and not be greedy to pick one buyer who can close the sale.
