I have recently found a property in my state (Ocean City Maryland) for sale.

I've just never done a deal like this before.

The hardest part of the work is just about to begin, but I feel great about my list (inheritance), the market (Cuyahoga County, OH [Cleveland, Euclid, Cleveland Heights, Lakewood, Shaker Heights, Parma, etc]), and the connections on the ground that I've been able to make and are supporting my efforts.With the systems I'm working on putting in place, I'm optimistic about being able to scale beyond Cleveland into other markets like Philly, Indianapolis, Los Angeles, Houston, Dallas, and more.Now I've just got to get the calls in, get the "right" properties under contract, and sell them!

I've just not found such an animal.In 1996 or so, apartment buildings in the Korea Town area in Los Angeles were very cheap, so anybody who bought then was buying a cash machine.

) So, for the most part I've just been trying to arm myself with knowledge especially since we are probably looking at near peak market. 

Just recently found a title agent that will work with me.

I recently found out about PRO Xtra - which you can sign up for as a DIYer.

The list included an insurance estimate of 1% of home value being raised to  1.3% (relatively minor), going from an assumed 10% property management fee to 14% after taking into account placement and rental renewal fees, and raising my original vacancy budget from 5%  to 10% (I'm honestly still not sure what the right number is, I've just decided to go more conservative.
