Everything like title company etc. was outsourced and didn't seem to understand or care at all about real estate process, like the nuts and bolts part, contracts and basic, basic real estate stuff and it showed up in their bad client reviews.

If you are starting out on your own you will need to become very well acquainted with Fair Housing Laws, Discrimination Laws, Michigan property code, Fair Credit Reporting act, Tenants rights, IRS laws pertaining to taking in 3rd party rent.And you will need to make sure that you create systems for the various roles and departments - Accounting, Operations , Marketing, Sales, eventually HR /ITOpening a PM business without creating the property structure and being able to know all the above if it is just you and you do not have the ability to leverage with outsourcing will cause a large strain on you.

lots of "depends on" here on type, size, location etc - but seriously consider if bookkeeping/finances or Legal necessarily need to be in-house vs. outsourcing, lots of specialists for cheap and highly experienced to hire instead of a full-time employee doing these roles for you
