I’ve seen some deals that paint an unrealistically bright picture.

Already replied to your other post about Detroit questions.Your latest questions:1) Simple: you don't offer asking price, you offer an amount that makes your numbers work.2) You're looking in the wrong places, using the wrong search criteria - there are tons of deals available!

Prices are high, regulations favor tenants, and finding deals that truly pencil out can feel like looking for a needle in a haystack.

Hi @Bernice Dezelan,I’m sorry to hear about your first deal falling through.

You are out in Cali so it is tough to get a good cash flow deal but if you have a comfort level check out states Like Indiana, Ohio, Florida, Las Vegas, Tenn, Georgi and a few others.Unlike Cali you can still find a decent 2-4 unit in states Like IN, OH and FL for under $250K with rents at or above $1250 a door.

I am always looking to buy a good deal and I work with multiple buyer investors. 

When structuring a deal, what might work for one person, may not work for the other.

I RARELY will do a deal for someone i have not personally met.. so I do a lot of flying :)
