You don't know what the house was like when he moved in and it has been 13 years, so some of the things you will find are part of normal wear and tear (eg if you need to replace carpet, repaint, etc) not damage that the tenant did. 

You get guests that are exceptionally messy.

Personally, I think that could get messy and confusing.

The main tenant has also now stopped paying rent so it's all getting more and more messy. 

It has been super messy and if this doesn’t close the students will be whipped out and loose 100’s of 1000’s of dollars.

So now the property and loan is only in my partners name and its been a mess. I

A former tenant of mine asked me if I could tear up the tile in the house and put down new carpet.

We have carpet upstairs but are willing to have the tenant bring pets but I want to make sure that if we needed to deep clean or even rip out that carpet after their stay that we'd be covered.

@Dan H.I have no loan on the property, as I bought it with cash and have been slowly doing rehab while there was a very messy tenant family living there.

I'm also going to add some outdoor(deck) space and update the kitchen with new cabinets and countertops(modernize) as well as take out the carpet and put down lvp flooring.
