Again, the Northwest is a killer.....lot space for a tight lot in a lower income demographic area was 700.00 a month......sheesh! 

Granted, I'm too casual to sniff out the killer deals folks find with their superior marketing.I remain interested in SFH too, though, since the one I own has appreciated decently and is nicely paying itself off without significant rental drama so far.

Would be a killer time to unload any problematic properties, vacant rentals, or list projects that will be finished within forty-five days. 

Here again, price can be a killer. 

If it were written better for them, that would be a deal killer for me. i would negotiate it out.

@Sheldon A BarachoYour desire to have personal use of the property is a deal killer for any kind of IRA or Solo 401(k) based program. 

He has the opportunity to purchase a property from a good friend of his for a killer deal, but he doesn’t want to flip the contract on this one.

With option #2, you might be inclined to take a "finder's fee" or whatever else they call it of 2% of the deal knowing that the investor is going to get killer returns.
