IF plumber comes out to fix repairs before insurance takes their look, make sure to obviously keep all receipts and or money spent on the repairs. 

Lowering your standards invites expensive evictions and repairs.

Since the repairs were two owners ago, I would think the town may be a little more lenient with you.With the new kitchen and bathroom, were they existing and just got renovated or were they added on?

If the receipt says what it cost to do the repairs, that amount should be reimbursed.  

I personally do not use their maintenance features much bc they’re pretty clunky and honestly don’t make much sense unless you manage an in-house maintenance team.
