At present I am writing this post with a strange mix of a heavy heart and bright eyes.I must admit that once again a thread composed of the thoughts of investors so further along in the industry than I, has left me in a bewildering mixed state of melancholy and renewed exuberance.It has been made abundantly clear to me in short order as well that in the ecosystem of REI I would be likened to something like a near defenseless sea cucumber who expels their insides when they get freaked out in a mostly vain and benign means of defending itself.

Now that rising prices has slowed down (from 30% in 2012 and 2013 to a healthier 5%-10% in 2014 -2015) and rental rates are on the rise, the cash flow will also get better over the near future.I disagree with the doom and gloom that our market is over leveraged etc.

While the Swedes eschew closed cell foam (they see rock wool as producing a healthier living environment), if one were to used a closed cell foam it would be possible to produce wall assemblies of R70 or more)I have yet to find a build using Nordic/Swedish framing in Canada - I do know of one in Minnesota, U.S.A. - but, there must be some out there.

Also if you pay utility bills they could have been flat the last few years but now the companies are raising rates as they see a healthier economy.You can't take what the seller is telling you as the gospel.

During the last downturn most cities and counties waived increases just to keep everything going.Now that economies are healthier in a lot of places these governments are pushing utility increases on what they charge plus also increasing and re-assessing property taxes.
