@Nick Rose  Unfortunately, your plan has way too many open ended steps, and uncontrolled risk factors, to make it feasible at all.On the brighter side, you do have everything you need to move forward with your timeline...probably even much faster than you think (and hope).

So maybe our brighter days are in the near future!!!

When you go for the inspection, take a flashlight, clothes to get dirty, and hopefully someone with a lot of experience with old homes.  

These things and many more indicators point to a city that is moving toward a brighter future.The old image of Oakland with guys sitting around drinking 40's and wasting the days away are starting to fade away. 

In high school we had "earthquake kits" that consisted of a space blanket, crackers, and a flashlight...

We have only seen the property once with flashlights (since the property didn't have power) so tomorrow morning we are off to do some visiting of the property, not like we can get out of the contract anyway.

Change it,looks dull and lifeless.Something brighter like a nice shade of yellow or light grey.

I always have a flashlight, pocket knife, small multitool  and I also have a LTC/CCW so I carry as well.
