I've been selling commercial full time for almost a year and am struggling getting off the ground - I am building a solid database (from 0) of industry professionals (buyers/sellers/brokers/wholesalers etc), doing lead gen daily, and finding quite a few pocket listings.

Never heard of a consolidated database of all counties, but that would be cool.

Here is some price information from our event (geographical areas may differ in pricing):"Database price for labor to hang ½” taped, floated, and ready for paint $1.06/SFHeavy Texture, ready for paint 1.22/SFSmooth Wall finish 1.55/SFReady for Texture .90/SFUnfinished, hung only .54/SF"There is normally a 10 to 15% increase in labor prices the insurance companies give you in a disaster. 

Not sure what the licensing differences are but you may need a commercial license to access that database or work though a commercial broker.

What other options do I have other than List Source, or should I just continue to build my own database?

I need a solution for managing real estate leads for my direct mail campaigns in a database.

It sounded like a good deal especially the property info database.

To put it mildly, it's a lot of tedious work using multiple databases. 

Apparently the database they use can't export lists to excel or csv so they forward my message to the software company and they sell it to me as a service...
