Hiring for probate leads question

Hi BP, I am looking to get into the probate niche for my wholesaling business, but I just don't have enough time to go down to the courthouse a pull leads. Does anyone have advice on how they go about getting people to go down to the courthouse for them? Where do you get these people? How much do you pay them? How often do you have them go down there? Etc. Also why kind of mail pieces do you mail to probate prospects? I know I've seen typed letters, just wondering what else is working for others.
