Where to find Multi Family deals in MN?

I have my real estate license and am currently working with a few investors searching for larger multi family units. Each morning I look through the MLS, yet with the market as it is, most deals are way overpriced in my opinion. Is there any insight as to where to search or find off market deals or even vacant land lords?
