Exterior:Applied fresh paint.Replaced siding due to wood rot.Interior:Installed new ceramic tile flooring.Added new kitchen cabinets and granite countertops.Updated the bathroom with a new vanity featuring granite counters.Refinished the existing tub and tile surround.

I'm also a big fan of gardening.

They didn’t seem too excited about paying all that, but my duplex is very nice and I just repainted and laid fresh carpeting (I know, I know....LVP and all that.

I intercept these freshly motivated sellers into my funnel because I know how they will behave when they become motivated.

Updates include new upstairs flooring, kitchen counters/sink, bathroom vanities/toilets, and fresh paint.

The issues I ran into was the local market was already flooded with STR's and in order to be profitable you had to stand out with a home that was either near an attraction (ie great view, Garden of the Gods, Downtown, or a College) or the unit had to have amenities (Hot tub, Instagram Wall, Pickle Ball Court) that would place your listing far and above other similar listings.I think you should strongly consider if you more interested in moving away and starting a life somewhere else, or in creating a cash flowing investment to supplement your income? 

Personally, I would give them notice of termination and start fresh with a new renter that I've personally selected, using my lease, at my rent rate.

That's what I'm telling myself at least...syndicating value-add garden style apartments here in NJ. 

I always issue the notice to pay or quit (called various things, thats what it is here) the first day that rent is late, just to start the process in case they don't pay, so you can get them out as quickly as possible and start fresh.

Clean it up, put on a fresh coat of paint, and list it on the MLS to attract tons of buyers, including retail buyers!
