Hey guys, 

Looking for input on a retail deal I'm helping a friend with. It's a 3/2 , 1,680sqft house in Braselton with a finished basement (2 bedrooms, den) and a recently converted garage. Updates include new upstairs flooring, kitchen counters/sink, bathroom vanities/toilets, and fresh paint. Sits on a 0.44 acre lot. They have a HELOC of ~$60k

Numbers:

  • Comps suggest ~$199.5/sqft (max 2,020 sqft)
  • Estimated ARV: $335k (based on comps)
  • Potential rent: $1,975-$2,000/month

Question: Do these numbers seem reasonable for the Braselton market?
