How does one not have to deal with the headaches of tenants and toilets, looking for golden nuggets, dealing with contractors, etc? 

I know that there is no golden location, and that actual hard work cannot substitute a "good" location for investing. 

My personal opinion is that flipping is very difficult in this market, with margins much lower than they used to be back in the golden days of 2010 - 2015.

I use my DSLR (not cell phone), take photos during golden hour (or on cloudy days), ideally exterior photos will either be late spring, when landscaping is looking great or with fresh snow and on blue sky days.
