Small multi-family (2-4 units) buy & hold investment.

Purchase price: $156,000
Cash invested: $11,000
Sale price: $156,000

Unit A $650, Unit B $575, Unit C $475, Unit D $475

What made you interested in investing in this type of deal?

It was my first deal and wanted to find a good priced property where I could house hack for a year.

How did you find this deal and how did you negotiate it?

I found it on realtor.com and I negotiate through my realtor

How did you finance this deal?

FHA 3.5% down

How did you add value to the deal?

I evicted a tenant and rehabbed one of the units to live

What was the outcome?

Great, greatest decision I've ever made to get started in RE

Lessons learned? Challenges?

Don't try to be buddy buddy with tenants. They will take advantage of you.

 That's a great buy. I'm also curious about where in Columbus you got this property.
