I've noticed there are also a few flips going on in that area as well.Living near Federal & Evans, I can honestly tell you that I get flyers, postcards, and letters from investors at least 4 out of 6 mail delivery days a week with people wanting to "buy my home" for cash.  

(that is why I am sharing my post card...)

I've gotten one phone call from a wholesaler and one postcard but the post card wasn't even to buy it was telling me about stuff for sale lol.

I keep my mailing cost down by using post cards.

I want to upload the say, excel list, or add them to a database with a date entered, and link up to some type of direct mail house that knows that:- Each uploaded list will go through a series of 6 different postcards/letters.

Sent postcards to absentee owners with high equity.

Direct mail is self explanatory but consists of sourcing the list of potentially motivated sellers and mailing them either a post card or letter.

They told me what to put on the postcards to which I complied and then sent them out to the people on their listings. 

For some reason Post Cards didn't work for me.

I'm hoping to provide a thread that shows the following...1) An example of what these letters look like - you decide yourself if a full page letter is more effective than a post card.2) An example of what a competitive market looks like - you can take that as a form of encouragement or an idea of why you're getting the response (or lack of) you're getting if you do this.3) An idea of the competition out there doing the same exact thing you are and why or why not mailing campaigns can be ineffective.4) Provides examples for folks looking to do this and provides an arena for RESPECTFUL constructive criticism.So here's the first one for the thread - received May 12, 2017.
