It will be hands on for a few years, but after awhile, you dont need to be there so much as long as you leased to good businesses and actually fix problems when they come up once in a while instead of just patching them.I just sold off my commercial property, and other than when it was rehabbing the property between tenants, there was very little that I had to actually be there for.

i would just leave water heater unless it can be moved easilymost good electricians can use a fish tape or rod to pull new electric wires,most likely you will only have to do some patch work on sheetrock once they are finished we change water heaters for a box store in my job(just over broke)every day and nobody worries much about water location until you get into high end areas hope this helps good luck

I typically work from top to bottom, repair/replace sheetrock, patch any/all holes, paint (including replacing/painting cabinets then install new countertops/vanity) then flooring, then clean again after everything is done to make it shine.

agree with @Joshua Poitras 100% correct - you touch too much of the building sq footage and get ready to add at least 30k for a sprinkler and patching all their holes in your ceiling (if you can even salvage it at that point)long form vs. short form  - you only need a short form.

Stucco is very durable, but if does get damaged somehow it's very easy to repair by patching it and painting it to match.
