Where to start?
I just got through an eviction for unit 2 of my 4 unit building. I went to check it out today and I don't have a clue where to start. There is still miscellaneous things in there, the carpets are filthy, the walls are dirty and there is grime on all the windows. I bought the building for $65k and I am currently getting $550 per month on all 4 units (although now one is vacant). The building its self is located near rough areas of town (milwaukee), although its not too bad.
I don't know where to start and I don't know what should be a reasonable budget to rehab the unit. It will need new kitchen flooring, new kitchen countertops/sink, possibly new kitchen appliances although I can probably make by with what is there, new vanity and bathroom sink, new bathroom floor, paint, new carpet, new doors, new vents and outlets, and thorough cleaning.
Should I try to get a clean up crew in there to get rid of the junk (left behind by the movers). Are these all things a handyman can do? Should I get a contractor? Should I hire some sort of cleaning service to clean the place out first or last (especially the windows and walls)?
Let me know if you have any advice, especially on the budget and in what order things should be done (cleaning service, floors, walls, paint, etc., or get a contractor to do it all?).
