Here's a lesson in both patience and in "not wasting time"....on the same deal/property:1 - Offer made, negotiated to less than AP, accepted.2 - Property inspected during inspection period...with major undisclosed issues found...including existing tenant.3 - Offer withdrawn (see #2)4 - 2 months later, property's AP drops to below accepted offer in #1 above.5 - Reduced offer made (again), negotiated lower, and accepted...again6 - New info revealed, during the inspection period, that City has a list of repairs needed...and only 2 weeks to complete before foreclosure.

Further investigation revealed that ######## is not licensed to do business in the State of Texas, and ######### is apparently a disbarred attorney.######### is engaging counsel to look into this for us, and title issues that may be uncovered to protect our investment.

Seeing all revealed is not always pretty. - lolI will post periodic updates as to how Sean's company handles the issues in the previous post and that specific buyer.Maybe I'll even take on their some of the other interesting items, like their contract (the clauses are a riot), the use of quit claim deeds, etc.

As much as I like the looks, it certainly does reveal dust and blemishes easier.Here's a scheme I really like, and want to try because it gives a dark modern look while most likely hiding some small particulate a little better.This stuff is pricey, though.

The husband has been working for a trucking company until last year and currently he works for himself and provided good income history.My personal search revealed he was involved in a hit and run last year and luckily it was not fatal, but I am guessing he was let go of the company and started his own.Add to the twist, zillow and redfin says their current residence was foreclosed in June but since it is so fresh not showing up on their records, the county record still shows their name.When I asked him indirectly about the traffic violation he admitted it was an accident and I can certainly understand it was an accident and he made a bad decision not to stop and I am okay with it.But the foreclosure finding has made me thinking and have not brought up to him.
