It's new construction and I intend to rent out two of the rooms in the home so I am living for almost nothing.My background is in Architecture and Construction.

I run a similar business that involves drafting both architectural and engineering, and project management. 

As Chris said there are a lot of architectural costs, management costs and ongoing involvement that may come with the conversion that you wouldn't initially expect.
