My only point is that placing an additional insured on one's insurance policy is not innocuous...it can have an impact on the owner and his coverage.

You can always buy the home using a renovation loan and tackle anything that needs renovations/repairs up front.

If you have the time, desire knowhow, connections (crews etc) then you might want to tackle it yourself. 

It's a lot easier to tackle tasks each day when you're already committed to a course of action and you're not asking yourself what's next throughout the day.If you can shoehorn the 40 hours into 16-hour double shifts, you really gain time.
