Sometimes folks here are pretty harsh. 

Is this property in California or otherwise in a warm-weather environment without harsh winters?

We purchase ours through a local chemical supply house with their name on it. 

I had to replace the floors, spray every chemical I could find on the sub floors and paint every room in the house to remove the awful cat smell.

We have very harsh winters.

Less than 2 minutes later, I got an email from him.It's silly to let what should be a minor annoyance ruin a day where we closed on 2 deals and look to be putting 3 more into double-pending status, but this guy really harshed my mellow</end rant>

Paint and carpet cleaning(with just steam of course, not chemicals!)

Fresh event of dog pee caused $5,000 damage to hardwood floors, over 100 sq ft of wood needed to be replaced and other areas need chemical treatment and all the floors needed refinishing.Dog claws also scratch wood floors and cause damage.

All in all, it is the harsh feedback that is most impactful and memorable.

I agree with Wheatie on funding options but an even more direct (if not a bit harsh) question is if you can't afford to buy a $14k house, what exactly is your investment strategy?
