I have yet to know anyone that has a crystal ball to know if their tenant is going to stay at or lose their job in the future or if they're going to have medical issues, etc.

I understand there is no crystal ball, but I’m hoping someone with more knowledge and experience can help me make an educated estimation as to the likelihood that my reset rate will be higher than 6.50% five years from now.
