My college age son is paying $1,400/mo (with roommates) for a dumpy little house in a bad neighborhood near the airport that is not worth it!

Tempe is home of ASU and just south of Scottsdale, close to the airport and Old Town Scottsdale.. and the short term rental market is booming here.

Just refinance my primary property and pay of all my debt and Heloc for the down-payment 20% but i wanted to find property close to phoenix airport and also downtown phoenix so i am looking all over for property under 200000 but not having any luck i look at listed homes for sale last two weeks but no luck i wasn't trying to rehab any property want something to start produce cash flow anyone live in the Phoenix Area Have any ideas of what we are doing wrong working with a realtor too.

Airport brings me to HI direct flightBig thing to consider if you travel alot - Tucson doesn't have alot of direct flightsThe thing to consider is that Phoenix is a much bigger city, and comes with the things that bigger cities have (like more food options lol if that matters to you). 

They are newer, crime is relatively low, roads are great, a reasonable commute to the airports, lots of medical choices, shopping etc.Queen Creek and San Tan Valley are going to be a little more affordable and also a little further out.

Best access to shopping, golf, or airport?

Tempe sits just a few miles from the city of Phoenix being separated by Phoenix Sky Harbor Airport and is the gateway to the East Valley in Phoenix.

I think Park City is one of the best places in the USA, great skiing, biking, hiking and golfing, and only 30 mins to an international airport. 

It is a very desirable location, close to new business and the IAD airport, plus offers easy access to the Dulles toll road and there is a metro line that can take you to DC in ~45-50 min (although you work from home, your tenant pool and what you can charge for rent will be considerably higher thanks to easy commuting options).Some of my clients have bought in that area for less than $400k (you can find properties in the low $300s if you are willing to put some work on the properties).
