Hi @Ryan Horne and @Ben Wilkins,I had a couple of comments regarding the 1031 Exchange transaction contemplated above. 

I have recently contemplated selling the property for the following three reasons:1.  

I understand I'm still missing the rehab costa and also have to contemplate all the fixed and variable costs in fipping in a six month period.Can we use this as an example of what you would do with this deal?

I'm also in the Bay Area and am actually contemplating doing something similar for my first investment.

I own a single-family home in the Manassas, VA area and am contemplating a move back home to Portland, Oregon in the not-too-distant future.  

We also were contemplating buying properties in a LLC but decided against it for the reason you mentioned about lack of conventional financing and it would potentially make things a little messy down the road if either of us wanted to free up capital.We decided to acquire properties in one of the partners name and generate a joint venture agreement for each property.

I am contemplating meeting with community leaders and getting their input on their needs and views  so that I align my interest with bears.

I've been contemplating real estate investment and development for quite awhile now.

@Andrew Taylor here is what I do....When planning costs, I contemplate what I know someone will ultimately want, but i can leave out without bringing down the quality of the house... ie in my area refrigerated air is big upgrade, so may leave existing swamp cooler.

So, we contemplated charging more for our properties.
