Help, 10715 SW 224th good deal?

Hello everyone!

I welcome evveryone's advice and opinions on this deal. The address is 10715 SW 224th St Miami, FL 33170, the reason I'm putting all the info is so I can ask exact questions and hopefully get exact answers.

I'm not looking to buy this house in particular but are looking for deals exactly as this. Asking price is 55K, my questions are the following:

Can I take the zillow.com zestimate as accurate at 100K?
Can I take the zillow.com highest price sold at 266K as a reference of any kind? For example target MPP 20% from the top?
What would your estimated value be with comps sold within half a mile for 34K 40K and 135K?

If I were looking to buy all cash and flip for retail within 6 months what is the best way to estimate my selling price when some comps are REO's and other aren't?

I understand I'm still missing the rehab costa and also have to contemplate all the fixed and variable costs in fipping in a six month period.

Can we use this as an example of what you would do with this deal? Let's take 10K for rehab work just for the sake of the example, can I expect 100K selling price in an area where REO's are being sold for 40K and 135K? Sure I will be selling to regular owners not investors BUT I would like to hear aveyone's thoughts on this.

How do you consider comps in your area when a house sells for retail for 100K but an REO is being bought down the street for 40K?
