Hi @Patrice Holloway - You can partner with someone, or start with wholesaling, or do a flip (you need less down money than on long term financing)... and then there's always seller financing or assuming a mortgage.

Needless to say, I'm fairly gun-shy when it comes to being sued, so I keep good insurance :)  Never been sued as a landlord and don't expect to be, but I have a whole lot of coverage if it ever comes to pass.
