you know what you have now and it's good - so hold onto it....i.e. don't fix it if it ain't broken.however, at the root of any investment plan is the old adage - buy low sell high.it looks like you've done this and have a lot of money to play with...what about refinancing the current and using that money to make a similiar investment?

I have added a clause that states all clogs are responsibility of tenants UNLESS a plumber can attest to the fact that the clog was caused by roots, bad pipe or something not directly caused by tenants...I actually have multiple snakes and use to snake myself but just don't have the time anymore..thx,Chris

That MAY be a sign of root infiltration into the pipes, which is not uncommon.
