Theyre pretty rough now so I'll be needing 24 entry doors, 14 or 15 sets of entry locks (extras for swapping at turns), flooring, light fixtures, 12 kitchen countertops and backsplashs, lots of fridges, ranges, hoods and the list goes on.

Remember, these borrowers don't qualify for conventional financing such as an FHA or VA, if they could they wouldn't take a high rate loan.Another aspect, you don't want to take all their money either, they must have funds in reserve as any car repair, or fridge going out or hospital trip will put them in the hole and the pattern of default begins.Kinda hate to say it this way, but many low end buyer/borrowers are almost childlike, they beg for the deal, they make poor decisions accepting questionable properties, they will promise to be good and they will have good intentions.

Is $10,00 -$15,000 a safe estimate for material for laminate flooring, carpet, a "new" kitchen(mostly slightly used materials in the cabinets, stove, and fridge), vinyl siding, interior paint.

Of course that comes with the occasional tenant turnover, maybe getting a new fridge in there, etc. but that's easy.
