If property taxes are low upon resale taxes might go higher.So getting an overall credit to cover old elevator if one that needs replacing, possible increase in property taxes for reassessment after sale, roof repair or replace, a/c and heating units replacements,etc.With the roof check to see if there is a roof warranty and if it is transferable to buyer and the process and costs to do so.

In the valley a bath towel draped over the pipes outside will prevent the frost, takes more than that in the higher elevations.

The other option is to raise the site to get the building above the flood elevation by bringing fill into the site, but then you need to create flood storage on-site, usually a detention pond which gets expensive.

Never be afraid to to your elevator pitch.
