I've heard Navy Federal will do mortgages as low as $25k.

After getting a quote of $8400 for interior and exterior french drains, at the recommendation of a realtor, I had a sump pump only installed. 

I would consider a higher rent for these tenants, at least $2000.00 a month along with a higher deposit.That's kinda like the restaurant telling you the French fries are cold so they gave you extra.
