Many passive RE investors, hard money lenders, and note buyers seem to be happy with low double digit rates of return, thinking that, relative to stocks, bonds, mutual funds and annuities, mid-teens is a respectable yield.

Because of that, it's generally better to just exit the residential world and associated BS entirely, and just get commercial financing.Simultaneously you should be putting an exit-plan together to get out of portfolio/commercial/hard and back into fannie/freddie's sexy 30 year fixed world.
