Breathe, regroup, and get after it.

Talk to local property managers, see if you can get into local RE groups and use their forms.You can find some forms online but you really want one that someone else is already using that has extra protections in it.Make sure you read through the fair housing laws in your area to make sure you're not discriminating in your application and beef that application up to make sure you find stable long-term tenants.Good luck!

We have a very good re group here, and try to meet monthly.

"Folding" in today's market needn't mean packing up all your marbles; it also includes regrouping ie. cashing in SOME possibly over-valued ones, to pay down previously increasing leverage to more "safe" levels, while still being on the lookout (always) for under-market bargains! 

Im planning to attend a few of the Atlanta RE groups.

I got her to swallow her pride to seek assistance while she regroups.

And he introduced me to a great realtor...and she introduced me to a great GC...and now we have a bi-monthly RE group that meets and shares ideas.

I think there is a local RE group, but I live out of state so haven't attended any meetings.

Are you a member of any RE groups in the area, and if so, how can I hook up?  

Hopefully you can regroup afterwards to see where future projects might require a tweaked strategy.
