Talk to the neighbours. 

If the neighbour's son tramples them, she should talk to the kid when she sees him doing it and tell him to stay out of the yard and then go talk to the parents. 

My husband is has US citizenship if it helps:) I invested in Greece and Liverpool before but today I am doing a course of  Real estate investing in USA to focus on this area. 

My neighbours have a cottonwood and I get leaves, branches and whatnot in my yard as I am downwind.

The junk was from your NEIGHBOUR'S yard, not your property? 

If their kids are not associating with the neighbour's kids, then there shouldn't be a problem. 

If the animal is disturbing neighbours, the tenant might prevent the animal from being outside and limit its exposure to neighbours, if the animal is upsetting a fellow tenant's allergies due to fur contaminating the communal laundry machine, the pet owner can do their laundry elsewhere.

If mud is coming from the neighbour's construction site, ask if they (neighbours) can put something to reduce that-a row of sandbags would be easy enough.Otherwise make sure water from the roof drains away from the house and water isn't collecting by the house.
