Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I started doing a little research and saw that Doorloop was a highly rated app, and has a ton of features like tenants ability to submit work orders for issues, collect rent with late payments automatically figured in upon payment, talk back and forth with your tenants, send out messages/notices to one or all tenants at once, sync with quickbooks, etc.

Download Thumbtack and put each project into the app.

Pause.This new era would rather buy into a guru, a program, an app, or anything in between or something similar to do this work for them.

My recommendation would be to continue to use Excel, a note taking app, and a reminder app.

But one of the best resources I've found is just reading, and listening to, as many books on the subject as I could find to really help deepen my knowledge and expertise.I actually just started listing to audio books over the last year or so and found a great app called Libby, that you can download for free through the Cleveland Public Library system and there's tons of great audiobooks on real estate and investing that I listen to when I'm driving and has helped me a lot!  

Zillow and similar apps don't seem to even offer land lease options.
