I was hoping I could get some more general information on how this whole process goes and to inform myself on the pros and cons given im a newbie and don’t know much.

Clear office, Sheriff’s office, and law firm associated literally didn’t provide any information. 

we have to have pre sales my bank will only give me a certain amount of spec loans but unlimited amount of pre sales. its the only way to keep velocity when you have a larger project like us ( 90 homes) We have been blessed no questions about it.. we made some critical decisions when we started that now look like genius moves :)

What type of investing do you do in Arizona to where this information is helpful?

I would connect with a local PM who has connections with the HUD programs so you can get the most accurate information and guidance in your market. 

This platform on Bigger Pockets is a great source of information where you can ask questions and also learn from other investor questions.

It's been the best decision we have made.
