Beginner rental arbitrage

Hello My name is Jahniya I’m just getting started in real estate I currently have no properties in my portfolio and was looking to get started in the rental arbitrage space this year. Rental arbitrage isn’t common in my area ( high point North Carolina) but I was planning on starting in another state. I was thinking maybe Houston because my boyfriend lives there and I’m there a good portion of the year as is, but I’m open to any good market. I was hoping I could get some more general information on how this whole process goes and to inform myself on the pros and cons given im a newbie and don’t know much. My idea is to get an apartment and make sure it’s okay with the owner to rent it out as an Airbnb. In a perfect world that’s how I would start since it would be a lot easier than buying a home but I’m sure there’s some things I’m overseeing. Anything helps thank you!!!
