I would have also missed on meeting countless people that, without doubt, will help me on my investing career now and in the coming years. 

I've heard countless times that you can use an FHA loan to househack. 

I have seen swat teams raid neighboring units managed by slum lords who didn't screen tenants, I have dealt with abusive boyfriends putting my tenant in the hospital, broken down cars (which leads to them missing work because they can't afford to fix the car, which then leads to them loosing their job and then getting behind on rent), being threatened with a gun (guy lifted up his shirt showing me the gun in his belt), to countless sob stories. 

Moral... there are countless opportunities.

Bigger pockets is full of posts on this and there are countless books, seminars, classes, gurus, etc... on the subject.

Happy to finally be part of this forum after listening to countless BP podcasts. 

Over the last year I have saved the cash for a down payment, have been reading plenty books and articles, listening to countless podcasts, and have finally started reaching out and creating connections with other local investors.

Happens every day and there are countless stories on this board with both successes and failures in the endeavor.
