I'm simply doing 6 months because to pay 4k for 1-2 months is loan shark prices and I don't want to do business with the mafia.This deal needs to be closed in 2 weeks that's why I was trying to do private money as a HM lender won't touch something this low.

Convincing her that it is not the same as going to the casino and betting on slots had been a challenge.

Also living in the Bay Area myself, you are surrounded by sharks - very experienced investors etc. that know how to take foreclosed properties and find other deals to quickly turn them around.

Many are quite successful and I think that is great.PS: the only real estate investor on Shark Tank is a woman.

I know I can lose my butt quick with reckless loans like that, the whole point is to make money after all, not pay it all in interest to a loan shark.

Take a razor knife, remove the caulk in that gap, clean ,  re-caulk.

The "loan shark" and the "con man" technique can be equally effective.... you get what YOU want....
